Greetings,

I see the weather is not going to hold over the weekend but doesn't matter as we have roofing on the new residence. We also have a squeaky clean Louise Building with no asbestos anywhere, although there are no interior walls either. Plus the well is decommissioned. What more can a girl ask for, other than having the well trucks removed, that is? Another fruitful week that keeps us moving forward.

Next week's activities include:

  • More hammering as we continue to frame interior and exterior of both buildings
  • Electrical, Plumbing, and Mechanical rough in's
  • Delivery of windows for the residence and roof trusses for Subacute

We ran into some trouble with the core drills that attempted to happen today (Friday) but didn't. So will be trying again next week with a different method. As I know more about times and days I will pass that information along.

I know Subacute had some issues with noise this last week and we have shifted the saws to attempt to keep the noise level down. The good news is we are done with work on the existing building plus we have completed the concrete sawing both were very loud and disrupting. It is my hope the noise level stays down from here on out.

We are going to need to start equipment tie in at Subacute here in the next couple of weeks. Andersen and I are trying to come up with a plan to keep everyone out of the gym but if you do hear noise in the ceiling, it is not pests, only guys tying into the existing furnace, air conditioning, fire, and plumbing systems. I have asked about equipment shut down times but am being told most systems won't need to shut down. But we all know how that goes. Stay tuned for daily announcements as we move forward.

Hoping to open up more parking now that well is decommissioned and work in that area is completed. Plus once all the trusses get on site the really big trucks should not be coming to campus any more. I do promise it will quiet down here real soon. Besides we will be officially half way done end of next week! Sounds like a party in the making to me. Anyone have any good ideas let me know.

Greetings,

No flooding this week, but we have had wood flying! The crane was here pulling trusses off the truck and up onto the new walls of the residence. Always exciting to see that.

This week's activities also included:

  • Temporary fence moved at Subacute - It didn't rain for me but we only had to have the playground down Thursday morning & Friday to mid-afternoon so everyone got to enjoy the sunshine while it is here.
  • Slab poured for Subacute - Contractor was happy it didn't rain too.
  • Finished up most of the messy demo at the Louise, there will still be activity but not major activity.

Next week is another big week:

  • We start the week by building a new temporary exterior wall in Subacute so that we can begin the tie in to the existing building. Expecting to only have the group room out of commission for about 4 hours and then we will be out of staffs hair. Although, keep in mind there will still be outside noise this next week as we demolish some of the existing building's exterior but hoping to be quick.
  • Will finish the framing on the residence and begin framing the Subacute expansion. We have two more delivery of trusses for the expansion so more big trucks next week.
  • Contractor didn't get the Cold Storage Building demolished, had to pull equipment for an emergency in Eugene, but will be addressing on Monday and then we will finish up the well decommissioning so expect activity around that area most of next week. Luckily we moved the fence so the playground can remain open.

Future Attractions:

  • Things will remain fast and furious for another week or two as we finish up framing and then it will subside to a snail's pace as we move into the interior, so enjoy it while you can.
  • This also means that will have to begin equipment tie in. This is a couple weeks out but putting it on everyone's radar as it will be yet another inconvenience for Subacute. Again a couple weeks out yet, so no reason to panic as we will work out plans prior to doing any work.

Please remember that we can park all over campus, so even if there is no parking close to your building there is parking somewhere on Campus. The parking plan is still valid. After the last of the trusses are delivered we will be able to open up some additional parking which will relieve any pressure.

As always a huge thanks for being patient and understanding as all the pieces fall into place. I am exhausted after another busy week but got to walk through the new residence today and although ready to collapse, am very excited to see it all coming together.

Another week down
I readily admit not a lot to see for it but all the work being done now will pay huge rewards in the future by creating strong and durable foundations for the buildings. We had a lot of inspections this week of all the plumbing, electrical, and mechanical elements that are under the foundation slabs and because the construction crew is so good, we have passed them all.

Fire Marshall has also been on campus a lot this week testing fire hydrants and preparing for moving the Sub Acute's underground Fire/Water vault. Yes this means that next week will be full of inconvenience as we are needing to turn off the water to Sub Acute on Tuesday for the day. I have my fingers crossed for 4 hours but the contractor feels it will take them closer to 8 hours to get all the piping out of the existing fire/water vault, pull the existing vault, install a new reinforced vault, and reconnect everything. We have a contingency plan for 12 hours just to be safe. Be sure to be especially kind to Sub Acute staff as they are taking one for the team this next week and in their usual way are approaching it with positivity, flexibility, and tons of grace.

We were not able to pour the slab for the new residence this week but will be doing it on Monday. I know it will be tempting to see all that fresh concrete and want to put your initials in it but construction crews will be watching closely plus we do have some web cams up -- can't say you weren't warned.

Other elements to expect next week
Residence concrete slab on Monday, will need to cure for at least 3 days Joint Board and Foundation Board meeting in Chapel Monday evening Install of new Fire/Water vault on Tuesday Framing will begin on Residence on Thursday (yeah man, we are going vertical!) Delivery of big items like lumber & roof trusses will begin Louise Building interior demo will continue through the week Expect Project Manager collapse by end of week

In the near future expect
Some hammering as we move to framing and roofing More concrete poured as we pour the Sub Acute slab the 29th Numerous big trucks delivering lots of materials Demo of the Cold Storage Building which means more fence work at Sub Acute

Well it has been a full week:

  • The change in weather has allowed us to get the first concrete pour done, which means we have footings.....yeah!
  • We got the new North driveway cut in.
  • Sub Acute's entrance got shifted from the South side of the building to the North side. Yes it's different but you get a great view of the construction site.
  • IT's (information technology) fiber work got completed so that project is done and the road between Louise and Sub Acute is open again.
  • We started the decommissioning process on the old well, which is beside the cold storage building.
  • We began interior demolition of the Louise Building, we aren't doing anything on the outside so all you will see is a bunch of stuff (including some horse hair plaster, yes that's how they made plaster back in 1925) being tossed into dumpsters.

Next week expect:

  • More concrete trucks, we will begin pouring our slabs which after those cure we will be going vertical.....the really exciting stuff!
  • We will be working on the area along 165th and the new emergency entrance to campus.
  • Coming Soon:

    • A new fire/water vault will be going in soon. Yes I am the only one probably excited about this one but it is a huge hurdle. This work will cause some issues for Sub Acute when it happens but we are working up plans to address all contingencies.

As expected it was a pretty quiet this week. In spite of the rain we have been able to finish the trenching, pipe install, and slab layout. We have also made great process on installing rebar and the concrete forms. IT (information technology) has also been working on installing some fiber lines which is the work that has been happening on the road way behind the Louise Building.

Next week we can expect:

  • A new entrance into Sub Acute, we will be shifting the temporary entrance to the North side of the building versus were it is on the South side currently. Look for that to be open when you get to campus on Thursday the 10th.
  • The new Sub Acute entrance is allowing us to cut the new driveway in earlier than expected, keep in mind this is just forming it. We are not opening the driveway until we are done with construction.
  • Decommissioning of the old well that is adjacent to the Cold Storage Building (expecting that on Monday the 7th)
  • And yes we should have some concrete next week also.

Still excited as we will soon see some vertical elements happening as we move on to framing.

The parking will remain as depicted on the parking map. A new version is attached that reflects the new Sub Acute entrance but parking areas have not changed.

Greetings,

As expected last week was just full of activity but the good news is everyone made it through without a scratch, expect for a buried 8" pipe.

A recap of last week activities included:

  • The 2014 flood, which was caused by a failed pipe fitting and all that water had to go somewhere. Just glad we got it stopped before entering the Sub Acute facility but it was a close one
  • This event did cause Sub Acute's water to be shut off for an additional day but we did get rid of port a potties on Thursday (YEAH)
  • Plus between Rockwood Water District and the Contractor (yes it took both of them) we did have to have flush the whole neighborhoods water system to clean it out late Tuesday night. This was pre flood but a huge inconvenience for the whole neighborhood
  • Water is back on and we have had no trouble since 4/23/14 so I am putting the flood and the sleepiness night behind me and moving forward
  • We did get exterior supports up on the Louise Building
  • And did start framing, WE HAVE WALLS. If you haven't seen them yet take a second and check it out.

Next week will be equally busy. Expect lots of activity as we:

  • Continue framing the new residence
  • Pour the slab for the Sub Acute addition (Tuesday). Again there are web cams up if anyone is tempted
  • We are expecting the residence roof trusses to be delivered on Wednesday
  • Will be taking the Cold Storage Building down this week also
  • Cold Storage Demo will affect the Sub Acute playground late in the week as we are moving the West fence in an attempt to make up some square footage that was lost when we adjusted the North fence. I am hoping for rain Thursday and Friday, sorry
  • We will be finishing up the interior demo at the Louise but still have some mitigation, wiring, and misc. elements to address so not done yet
  • Might (although it is a big might) see a wall or two appear for the Sub Acute expansion

Just a heads up but coming up in the near future:

  • The cut into the Sub Acute building. We will begin discussion this next week on schedule and plan just letting everyone know more is coming. Believe it or not there is an end in sight.
  • Lots for hammering as we begin framing on both buildings

Can't thank everyone, especially the neighbors, enough for their patience and support this last week. It was a trying one for everybody yet everyone, but me, handled the water shut down, flood, and resulting issues with so much grace that it warmed my heart. A huge thank you to everyone. 2013 was a very productive year for the Friends of Nadaka team which includes the Audubon Society of Portland (Audubon) and Columbia Slough Watershed Council (CSWC).

Audubon released a Cooper’s Hawk and brought their educational birds to the Nadaka Community Festival. Over 300 people attended the Festival last August. This year’s Festival will be held September 27th. You can view the release of the Cooper’s Hawk on YouTube by searching for Nadaka Nature Park.

The Nadaka Nature Park & Garden Project was awarded an Oregon State Parks grant in the amount of $523,480. These funds will be used to cover the large capital improvements such as the restrooms and covered picnic shelter.

Construction on a new sub-acute care addition, and a new residential facility, are set to begin in March at Albertina Kerr Centers Gresham Campus, 722 NE 162nd Ave. Work on the project is expected to be completed in July.

The 6,000 square feet of new space, a new exercise area and parking lot improvements will allow the facility to serve approximately 25% more children and families.

New K-12 Charter School Coming to Rockwood, Project To Begin April 2014, Completion 2015

Starting in April, demolition will begin to make way for construction of a new three-story, 53,000 square foot building for the Sunrise Rockwood Charter School at 19034 SE Stark Street in West Gresham.

The new 700 student K-12 school will have twenty-eight classrooms, a student commons, administrative offices, auditorium, food services, plus covered and open outdoor play areas.

Rockwood Community Development Corporation, the project's developer, says the Corbett Charter School Association has agreed on a lease to create the new school, which will border E. Burnside and S.E. Stark Street along the MAX Blue Line.

The success of the nationally acclaimed Corbett Charter School, which shares school buildings inside the Corbett School District, has created a waiting list of new students (mostly from east Multnomah county) wanting to enroll in the highly successful program. High demand and lack of space is one of the reasons for building the new school.
